Ashpoint Group supplies temporary and emergency accommodation to councils and registered providers across England — assessed against a standard we publish, not just promise.

Homelessness and housing solutions teams needing suitable accommodation, assessed against a published compliance standard, that they can place a household into with confidence.
Housing associations looking to supplement their own TA stock with a partner who can evidence compliance as readily as they can supply units.
Support services, outreach teams and care providers who need a dependable route into safe, self-contained accommodation for the people they work with.
Before a property is offered to a placing authority, it is assessed against a published compliance standard — so what's offered comes with a clear compliance tier attached from the outset.
Illustrative example of how properties are assessed against our published tiers. The specific certification for an individual property is confirmed in writing before placement.
From established city streets to newer developments across the country, every property we bring onto the register is matched to a compliance tier before it's offered — regardless of where it sits.

We work across all types of temporary and emergency accommodation — so placing authorities have one partner for the range of accommodation they need, not a different provider for each.
Ashpoint Group exists to give local authorities and registered providers a supply of temporary accommodation assessed against a published compliance standard — with the relevant certification confirmed for each property before it is offered.
We are building a portfolio across England, structured from day one around the standards commissioners actually audit against.

Units are matched to a published tier — Basic, Standard or Enhanced — so the relevant compliance standard is attached from the first enquiry, as standard practice.
We cover the range of temporary and emergency accommodation types a placing authority needs, all assessed against the same published compliance standard.
A named point of contact per authority, clear repair SLAs, and a management style built for the pace homelessness teams actually work at.

Compliant by default. Nothing is offered below Basic Level Compliance — that's the floor, not an upsell.
Transparent by design. Councils are assessed against the same published compliance tiers we work from.
Accountable in practice. A single point of contact, clear SLAs, and a paper trail for every property from onboarding to move-out.
From studio units to larger family homes, every property in the Ashpoint Group portfolio is self-contained by default and specified against occupancy, not just headcount.
| Unit type | Max. occupancy | Configuration | Typically suited to |
|---|---|---|---|
| Studio | 1 | Self-contained | Single adults, couples |
| 1 bedroom | 2 | Self-contained | Couples, small households |
| 2 bedroom | 4 | Self-contained | Small families |
| 3 bedroom | 6 | Self-contained | Families |
| 4+ bedroom | 8+ | Self-contained | Larger families |
| Room-only (by arrangement) | 1 | Shared facilities | Single adults, where appropriate |
Beds, white goods and basic furnishings are put in place before move-in as standard practice.
A digital inventory and condition report accompanies each unit, agreed before occupation and at handback, as standard practice.
Units are matched to a compliance tier as part of onboarding — see the Compliance & Standards page for what each tier covers.

Our portfolio is growing across England, with new properties assessed against the same published compliance standard regardless of location. If you have a specific city, town or postcode requirement, tell us in your enquiry and we'll confirm current availability.
Check availabilityEvery Ashpoint Group property is assessed against one of three published tiers before it is offered to a placing authority. You can see exactly what each tier covers below — the specific certification for any individual property is confirmed in writing before placement.
This schedule sets out our published standard, not a live register of individual properties. The compliance pack for a specific property is issued, and confirmed in writing, before that property is offered.
When we propose a property, the relevant compliance documentation is issued alongside the specs, as standard practice. Placing authorities can request the specific certification for any unit before confirming a placement.
The process is the same whether you're placing one household or managing volume across a homelessness team — structured so nothing is left for either side to chase.
Tell us the household type, location, unit size and any specific requirements. Most enquiries are acknowledged the same day.
We check available and pipeline units against your brief, filtered by compliance tier as well as size and location.
You receive property specs, photos and the relevant compliance documentation together, as standard practice.
Properties can be inspected in person or reviewed virtually before you confirm the placement.
A digital inventory and condition report is agreed before the household moves in.
Repairs, inspections and re-certification are managed on a published schedule for the life of the placement.

Each stage of the process — brief, match, offer, inspection, move-in, management — is logged against the property and the placement, so status is easy to confirm on request at any point.
Lease your property to Ashpoint Group and we handle compliance, management and tenant relations — with rent paid under the terms of your lease, whether or not the property is occupied.
Rent is paid on the schedule set out in your lease, regardless of void periods — reducing your exposure to gaps between placements.
We handle repairs, inspections, compliance renewals and tenant liaison for the length of the lease.
If your property needs work to meet Basic Level Compliance, we'll scope it as part of onboarding rather than walking away.

Submit basic details via the enquiry form — location, size, current condition.
We assess what's needed to reach at least Basic Level Compliance and quote any works required.
Terms, rent and management responsibilities are set out and agreed in writing.
Ashpoint Group takes on day-to-day management, compliance renewals and tenant liaison.
